A Perfect Storm:
Low Interest Rates + Inventory Going Fast!

You have probably been hearing for awhile that “now is a good time to buy,” but what does that really mean? It means properties in Northeast Los Angeles are selling like hotcakes because interest rates are low, and loan programs are excellent (with 3.5% down FHA and 5% down conventional) for first-time homebuyers, AND you may have read that neighborhoods like Highland Park are becoming a domain for the Mom and Pop shops and the first-time homebuyer alike.

Well, according to the National Association of Home Builders/Wells Fargo Housing Opportunity Index (NAHB/Wells), homeowner affordability has reached record levels with low rates and prices!

The NAHB/Wells Fargo Housing Opportunity Index gives the measure of the percentage of homes sold in a specific area that are affordable to families earning that area’s medium income (during a specific time). To check out some interesting stats on affordability, read “Affordability Reaches All-Time High Again: NAHB/Wells” on DSNews.com.

What’s happening as a result? Properties are going in multiple offers over asking so get out your boxing gloves — but don’t be shy! There’s enough inventory to transform whole communities. We are so excited to be part of the transformation!

So the answer is YES! Affordability in the marketplace is at an ultimate high, making now a smart time to buy. Feels to us that the bottom has hit — the market in NELA is strong.

And if you want to sell, and you were waiting for the right time…I would encourage you to put your house on the market NOW. If you aren’t working with an agent, email me at courtney@acme-re.com.

Here’s to summer! Happy Memorial Day!
